What are the advantages of booking direct with the owner?

You can see exactly the house that you are booking so there are no surprises after you arrive! It is cost effective as you are dealing direct with the owner and cutting out the middle man (travel and tour operators). We know our villa and the area thoroughly and we can answer most if not all of your questions.

Why should we book this Villa instead of a hotel room?

There are many reasons, Freedom, privacy, space, executive luxury and your very own pool. These are just some of the reasons why people prefer the comfort of staying in a privately owned Villa compared to the typical hotel rooms, all of which have a shared bathroom & shared facilities. As you can see from our Photo gallery, our Villa is huge with 3221 square feet of living accommodation and 4438 square feet in total. We have tried to cater for all our guests needs and have given our home the WOW factor. We have been holidaying in Orlando since 1995 and have always stayed in a private Villa; we expect 5 star luxury and that is how we have furnished our home for our guests to enjoy.

Who looks after the villa and what do we do if something goes wrong?

The villa is looked after by our friendly and professional management team. Their contact details are visibly displayed within the villa and they are on call for emergency’s 24hrs a day, so there is no need to worry as help is always at hand and only a phone call away.

What safety/security features are there?

The villa is fully licensed by the Florida authorities, and therefore includes alarms and interior lighting in case of an emergency. You should feel totally safe at The Shire as access to the community is controlled by electronic gates and monitored by CCTV with a number-plate tagging system.

How many people can stay at the villa?

Our Villa can sleep 12 comfortably but we strictly apply a maximum of 10 to occupy the premises at any one time.

How do I book?

You can contact us stating the dates you require and we will reply to you with your personal quotation confirming availability and provide a booking form with terms and conditions. Or check our availability calendar,check your dates are free and send us your booking request. We will require a 20% deposit to secure your dates, the balance will become due 10 weeks before your arrival date.

What security deposit do you require?

A fully-refundable security deposit of £250/$400 is required along with your rental payment. The Security deposit payment is normally returned within 14 days of your departure as long as no damage, missing items or abuse of our terms and conditions has been reported.

Is there an alternative to a Security deposit?

Yes there is, our Management company offer a accidental damage insurance policy which provides you with cover for up to $3000. The cost of this insurance is from $69. This is paid locally on your arrival.

What method of payment do you accept? .

We accept payment by check/check, direct bank transfer, credit card. or Paypal Please note that there is an admin charge of 4% for payments via credit card and Paypal unfortunately this is what the credit card and Paypal facility costs us

What is your cancellation policy?

The cancellation of the booking must be received in writing: More than 10 weeks notice: Your full deposit is forfeited Less than 10 weeks notice: 100% of the rental charge

When do we receive directions & access instructions to the villa?

Full directions and instructions are sent to you once the full payment of your rental has been received.

What time is check in and check out?

Check in is after 1600 hrs Check out is before 1000 hrs We can sometimes depending on your flight times offer a Early Check-In or Late Check-Out, this will be strictly by prior arrangement; please contact us for details.

How do we get the keys?

We have a key code entry system yjis will be given to you upon check in so there is no need for you to worry about losing keysl.

Do I need travel insurance?

As with all holidays/vacations we strongly advise you get full travel/medical insurance, preferably as soon as you have made your booking. We advise that this insurance covers you for cancellation of independently booked accommodation and for non US residents full medical insurance.

What community facilities are there?

For guests staying at The Shire there is access to a recently built clubhouse with resort style swimming pool, tennis & volley ball courts and a gym.

Are all towels and linen included?

Yes all towels and linens are included and we provide beach/pool towels

What child safety features do you have for the Pool?

A pool safety fence is provided aeound the pool area.

Are there any shops and restaurants close by?

The Shire really is an excellent location; within a few minutes is Champions Gate village. An upmarket area with a Publix supermarket, hairdressers, off-license, Nail Bar, Walgreens pharmacy, takeaway outlets, restaurants and two gas stations. Posner Park a newly opened Shopping complex is only a short drive away

We are Golfers are there any courses nearby?

Staying at the Shire, you are at the centre of a Golfers paradise and being a keen golfer myself there are lots of quality courses to choose from. My favorite is Champions Gate and this is literally a 2 minute drive from our Villa, Its amazing and a must try for any golfer. Reunion, Highlands Reserve, Orange lake, Providence, Mystic Dunes and Southern Dunes are all within easy reach. If you don’t fancy these there are many more to choose from.

Do you allow Smoking in your Villa?

For the comfort of our guests we have a strict NO Smoking policy inside & outside of the house. Although you may smoke in the garden area as long as you dispose of the stubs/butts responsibly.

Do you allow pets?

No, sorry we do not allow pets under any circumstances

Can I access the internet at your villa?

Yes we have FREE lightening fast Wifi with 40 MBPS download speeds for our guests, so bring along your Iphone, Ipod touch, IPAD or Laptop and hook up to the internet.

Is there a hairdryer?

Yes, we have provided a hairdryer in each of our 4 bathrooms, so no need to pack yours, keep that space for your return Florida shopping!

"This is one amazing home! When we arrived at this home we could not believe our eyes it was like walking into a huge mansion and furnishings fit for a king. We could not believe our luck everything was just so perfect. The welcome pack was a really nice touch, thank you so much. The pool was by far the best we have ever had it is huge it gets the sun all day and you are not overlooked by other villas. The children prefered the pool to the parks! The balcony really is something else. The main bedroom, bathroom and closet (more like a double bedroom!) we simply could not believe it, you will want for nothing in this home. The games room is awesome. We have stayed in 10 previous villas but this was miles ahead. The contact with Stuart & Debbie and the booking process was flawless they are so helpful, they even phoned us and made sure everything was to our satisfaction. "Stuart and Debbie have a beautiful villa . My family and i enjoyed this home very much it was indeed a home away from home. We were a big group with lots of kids and we spent alot of time at the pool and cooking. The kitchen with breakfast nook and bar was perfect for overseeing the kids in the pool or playing video games whilst my sisters and i cooked or just caught up on each others lives. The house is updated, nicely furnished and very clean. the Management company was helpful and very attentive. my sisters and i reunited with our kids and your home made it so much more memorable. I am hoping to make this reunion an annual affair and look forward to booking with you if your home is available. I wish you all the best regards Petra "

"Private villa with excellent pool/spa area' We stayed here for 10 nights in October after previously staying at nearby Reunion. This is a gated development with the gates being closed at night time. The home itself was very well appointed and had everything that you would require. We did not get chance to use the games room in the garage but it looked great and the addition of an xbox kinect was fun. The pool area was our favorite part of the house as it is huge, much bigger than the pools at Reunion and we enjoyed floating around.The master bedroom is also huge with a massive changing area. We did not use the rest of the house, although that all seemed to be lovely too. The Middleton's were great during the whole process from booking to contacting us afterwards to make sure everything was ok. If you have any reservations about booking this villa, please don't worry, you will be in very good hands.. Great house, great people, great value for money. Recommend ++ Jo & Inga Lott"
